does it make sense to buy cheap condos that almost cash flow or break even hoping that they will appreciate?

I am a beginner investor and I want to start with condos cause they are easy to manage but when I am running numbers, I am getting them to cash flow for less than $100 or almost break even after mortgage, taxes, HOA, property management, and warranty? any advice on this strategy? will these appreciate in the future? Right now they are sooo cheap its enticing to pick up a few condos in nice areas that can rent quickly…

Well it depends on the market in your area. There is a reason why condos are cheap however. They are harder to sell & do not appreciate as fast as houses. HOA fees can rise at will as well, and can triple in a year–there is no cap to HOA fee rises. Condo associations also may not keep the common space up as well, making selling harder; and if the % of owners to renters fall below a specific level, banks will not loan condo mortgages–so you need to do some homework (ps: is anything appreciating in you area at all? If not, the houses are a better sell).
In my opinion, condos are a poor choice for rentals. If they are, indeed, "so cheap," so will be your tenants. You will, in effect, be a slumlord. Condos are noisy, and you're just giving your tenants another reason to move, resulting in a high turnover rate. Invest in a solid single family home in a good neighborhood–you will be rewarded.
By the way, no property is "easy" to manage. You are in for a real surprise!
