Egad - if you find one, I'm out of a job!

Most construction projects are varied enough that there is no program that will give you a construction schedule, i.e. I'm building a house that's 2000sf, and it spits out a detailed schedule. There are too many factors to consider. You can buy a program that assists you with scheduling, but you have to supply the brainpower, and it does the math & makes the schedule look pretty.

Estimates. For what is called a "concept estimate", I would use the RS Means book. It will give you rough SF costs for what ever you are trying to build. It is accurate to about 10 - 15%, which is all you are going to get until you go out to contractors for bids. Example: I am building a 2000 sf house, and RS Means past cost book tells me that a medium finish one story house costs $70USD, which would be a total of $140,000 (structure only).

Cashflow projections. This is where your schedule & estimate comes together. When you have a detailed schedule and a detailed estimate, you can combine the two to create a cashflow projection.
